Description This position plans, supervises and coordinates a wide variety of maintenance, repair, and custodial activities at the Emergency Services Building (911 Center & Emergency Management Department), included but not limited to the repair, installation, and maintenance of the HVAC system, plumbing, electrical, work order systems, painting, carpentry, and supervision of custodial staff (day porters and night staff). Strong Leadership skills with a focus on staff development and team building. Must be highly efficient with Microsoft office. Knowledge, Skills and Abilities Excellent interpersonal and communication skills are required and the ability to effectively problem solve and troubleshoot a variety of situations. Departmental Mission Statement: The Facilities Management Department of Trial Court provides for the management and maintenance of 63 state-owned courthouses located in ten counties of the Commonwealth. The Department is committed to administering effective property management, and for ensuring the delivery of quality services necessary for the efficient and reliable operation of all of the facilities which it maintains. FACILITES MANAGEMENT & CAPITAL PLANNING ORGANIZATIONAL PROFILE: Notes: Candidate must be licensed as an Electrician, HVAC or a Plumber. The hours for this position is 6am-2pm. This position may be considered essential personnel in certain emergencies and may be required to work outside of regularly scheduled hours, including staying late or coming in early. Position Summary: This series is responsible for performing the full range of skilled trade position duties for both licensed and unlicensed trades. The title above the entry level requires the performance of increasingly more responsible and varied work which requires advanced skill and experience with regard to the various licensed and unlicensed trades. Senior Maintenance Tech I (13) - This is the entry level position within this series. Senior Maintenance Tech II (14) - This is the second level within the series. Electrician Tests, repairs, installs and /or maintains various types of electrical systems and equipment by operating the appropriate equipment and tools to ensure proper maintenance and functioning of necessary equipment. Troubleshoots electrical and related equipment using necessary electrical equipment and by reading schematics, diagrams and outlines to identify and correct operational problems. Maintain an adequate inventory of equipment and materials. Elevator Repairperson The following list of major duties represents a composite list of typical duties performed by individuals in this position. Repairs and/or overhauls locking devices such as mortise, rim, key-in-the knob locks, dead bolt, office equipment, padlocks and emergency exit locks by repairing for replacing worn tumblers, springs or other parts of locking devices; by making alterations to locking mechanisms and units; and/or by replacing escutcheons and face plates on doors to change the size of existing holes to assure correct Fitchburg District Court. Repairs and/or installs locks containing dual locking capabilities by reworking locking devices designed to work in conjunction with other components and equipment to form a complete security or surveillance system. Changes lock combinations by inserting new or repaired tumblers into locks in order to increase security. Mason/Plasterer Lays brick, stone and cement blocks using a variety of hand and power tools such as brick or napping hammer, brick or shill saw, pick, chisel and hammer to build, alter, repair and /or maintain brick and/or concrete surfaces and structures such as sidewalks, partitions, floors, chimneys, etc. Plasters walls and ceilings. Prepare surfaces for plastering or cement work. Pours concrete in molds or forms to make slabs or blocks .Erects and dismantles scaffolding, riggings, and/or ladders. Reads instructions and interprets blueprints and sketches to determine work to be done. Repairs masonry and walls by patching with cement or plaster. Tape joints on sheetrock Perform related duties such as caulking and waterproofing cracks in walls and floors; coring holes through cement or marble floors; cleaning tools and equipment; laying-out cement or marble floors; cleaning tools and equipment; laying-out drop cloths; studding, wiring, and plastering door and window openings, etc. Order materials and supplies. As an advocate on behalf of the university and its auxiliaries, FPM strives to provide facilities that meet scope, budget, operational needs and functional requirements. FPM is comprised of approximately 200 facilities professionals (FTE) that also provides maintenance services including custodial services, landscaping, recycling, building and mechanical trades, energy and utility management, and auto fleet services. DUTIES AND RESPONSIBILITIES: Working in a team environment, under the general supervision of the Manager of MEP Services and the Supervising and/or Lead Building Service Engineer and primarily responsible for the following: Responsible to perform general routine and preventative maintenance and repairs of the buildings’ mechanical equipment and associated apparatus including work on the utility infrastructure. As an advocate on behalf of the university and its auxiliaries, FPM strives to provide facilities that meet scope, budget, operational needs and functional requirements. FPM is comprised of approximately 200 facilities professionals (FTE) that also provides maintenance services including custodial services, landscaping, recycling, building and mechanical trades, energy and utility management, and auto fleet services. The workforce is culturally diverse and multilingual. Its composition includes full time staff throughout FPM who are also earning their degrees and many whom have graduated from Cal Poly Pomona. The staff includes licensed architects and engineers, accountants, planners, project managers, administrative staff, carpenters, plumbers, locksmiths, painters, electricians, landscapers, computer technicians, custodians and other building and mechanical trade technicians. DUTIES AND RESPONSIBILITIES: Working in a team environment, under the general supervision of the Manager of MEP Services and the Supervising and/or Lead Building Service Engineer and primarily responsible for the following: Responsible to perform general routine and preventative maintenance and repairs of the buildings’ mechanical equipment and associated apparatus including work on the utility infrastructure. Perform corrective and preventive maintenance on pumps, pump seals, pump bearings, motors, motor bearings and blower fan bearings, shaft alignments and air compressors. May work in a team or independently, to clean pools & decorative fountains, clean equipment rooms, collect utility meter readings, and perform other related duties as assigned by the shop supervisor and/or lead. Works with journeymen Building Service Engineers on inspecting, troubleshooting, diagnosing and performing preventative maintenance and complex repairs on stationary HVAC equipment such as boilers, chillers, ventilation systems, fans, motors, compressors, condensers, cooling towers, pumps, water treatment systems, and all other associated equipment related to HVAC systems. Incumbent must learn to safely troubleshoot and repair mechanical equipment and apparatus using various test instruments. Learn and expand knowledge on maintaining HVAC controls systems, and other building automation systems such as integrated lighting controls. Incumbent would perform daily assigned work orders and respond to periodic service calls from faculties and staff for hot and cold discomfort calls, report of strange smells, noises, and water leaks, and making minor adjustments and repairs to the mechanical systems to improve occupancy comforts, while providing quality customer service. Perform administrative duties and attend training related to the position. Using the TMA system incumbent is required to routinely and timely enter material and labor hours expended and technician notes related to execution of work orders. Provide material lists and/or estimated labor hours needed to perform specific task or assignments. Attend training classes related to the positions and for professional development to expand mechanical knowledge and skillsets. Maintains a safe, clean and organized work environment that would include the mechanical rooms, trades shops, and assigned service vehicles, tools and equipment used in the performance of work. Organize and keep adequate stock inventory of commonly used supplies and materials, in the storerooms and in the assigned vehicle. Assist other MEP (Electrical and Plumbing) shops by performing needed repairs and maintenance work such as: replacing and re-lamping lighting fixtures and ballasts, installing new electrical circuits, replacing plumbing fixtures, performing valve maintenance, testing & refueling emergency generators, and assisting in fire alarm testing, and perform other related duties as assigned by the shop supervisors. May also be assigned to work with other trade shops to accomplish multi-trade work orders and/or to assist with a variety of miscellaneous maintenance and repair work at the semi-skilled level, including strenuous manual labor. Hand excavates to locate utilities, trench for utilities, perform concrete work, and make minor asphalt repairs. Clean, maintain and make minor repairs to roofs, rain gutters and roof drain systems. Assist in flood control by setting up barricades and providing sandbags. Clean pools, fountains, and storm drains. Place signs, street signs and banners. Install and repair fencing, and move furniture, equipment, and heavy objects. Install earthquake safety preparation anchor fixtures. Install bulletin boards, black and white boards, name plates, and other items. Assemble and make minor repairs to furniture, lay carpet and floor tile, install ceiling tiles, hang doors & frames, clean up liquid spills, and remove hazardous materials. May assist the Lock Shop with rekeying locksets and cutting new keys. May operate forklifts, bobcats, manlift and other related equipment required to accomplish maintenance and repair work. The City of Vallejo is seeking candidates for four Senior Water Distribution Technician positions, as collaborative members of the City's Water Department. Senior Water Distribution Technicians are responsible for leading, overseeing, and participating in the more complex and difficult work of staff responsible for providing installation and maintenance services of water distribution systems. DISTINGUISHING CHARACTERISTICS The Senior Water Distribution Technician is the lead and advanced journey level in the series. SUMMARY OF POSITION Under general supervision, the Facilities Maintenance Mechanic II is responsible for performing general maintenance and repair of assigned City owned or leased buildings and facilities. This is a journey-level classification in the Facilities Maintenance Mechanical series that follows diversified procedures and implements processes to accomplish end results, within guidelines. Immediate supervision is available upon request. This class is distinguished from Facilities Maintenance Mechanic Senior in that the latter is a higher-level class in the series that performs complex technical, investigative, and supervisory duties requiring a higher level of knowledge and skill. ESSENTIAL DUTIES AND RESPONSIBILITIES Performs general maintenance and repair of assigned facilities, including plumbing repair and installation, carpentry, minor electrical repair and maintenance, minor repair and maintenance of heating, ventilation and air conditioning (HVAC) systems, furniture repair, painting, appliance repair and installation and locksmith. Provides assistance to the electrician or HVAC technician with required installation, maintenance or repair of equipment. Completes general construction and remodeling work. Inspects construction work. Perform scheduled preventive maintenance services at City facilities. Maintain records of work activities and supplies, parts and materials used. May assist in obtaining bids and entering information into computer system. Diagnose defective operations and excessive wear of mechanical equipment. Identify abnormal readings or trends in data collected from gauges, meters, dials, and instruments. Apply standard knowledge of various building trades, identify potential safety hazards & recommend solutions. When assigned to Parking Lot Paint parking striping and maintain clear delineation of parking spaces. Paint fire lanes, handicap decals, and other required markings. Keep the parking lots and surrounding areas clean and free of debris through regular trash pickup. Perform grass and weed care in grassy area adjacent to parking lots. Maintain parking lot pole lighting, including changing ballasts, replacing bulbs, and painting poles. Address lighting issues promptly, sometimes requiring the replacement of the entire pole or fixture. Handle wall mount building lighting maintenance as needed. Safely operate scissor lift and reach lift to perform duties in elevated areas. Ensure proper functionality and aesthetic appeal by regularly maintaining bollards and wheel stops. Regularly inspect, maintain, and clean areas in and around dumpster enclosures. Ensure electric car chargers are in working condition and address any malfunctions. Fill in potholes and repair damaged areas of the parking lots. Oversee and manage contract work, acquiring quotes, and ensure quality work within budget constraints. Collaborate with city purchasing and finance department for procurement and contract-related activities. Keep track of work orders including labor equipment and material within Cityworks. OTHER JOB FUNCTIONS: Will be required to work on-call. Perform other duties as assigned or directed. Requires ability to carry out instructions furnished in written, oral, or diagrammatic form. Involves semi-routine standardized work with some latitude for independent judgment concerning choices of action. Requires the ability to exercise the judgment required in situations characterized by repetitive or short cycle operations covered by set procedures or sequences. Requires the ability to perform coordinated movements involving placing and turning motions, such as operating a tractor, drill press, handheld radio, table saw, and computer terminal. Basic knowledge of data entry, MS word, & MS excel, the ability to learn the current Work Order System (Cityworks) and the ability to learn the Tracer Summit HVAC Control System. Knowledge of routine construction, maintenance, and repair methods; painting methods and materials. Knowledge of electrical codes applicable to the installation, maintenance and repair of electrical circuits and wiring systems. Routine maintenance and repair methods of heating ventilation and air conditioning systems. Completing preventive and minor maintenance and repair on buildings and equipment. Ability to work in a stressful environment. Build professional relationships with internal staff and customers. Offer flexibility and adaptability, especially during times of change. Required Qualifications MINIMUM QUALIFICATIONS Any work related experience resulting in acceptable proficiency levels in the below Minimum Qualifications may be an acceptable substitute for the below specified education and experience requirements. High school diploma or GED equivalent supplemented by two (2) years of experience in general maintenance and repair of buildings and facilities. CONDITIONS OF EMPLOYMENT Must have Class C Texas Driver’s License. Must pass a drug screen and background check. Periodic CJIS background check. Must possess CFC Reclamation and Recycling License Type I and II, and Mobile air conditioning, or ability to obtain within six (6) months from hire date. May require additional technical education, certification and license upon appointment. Physical Demands/Supplemental PHYSICAL DEMANDS Tasks involve the ability to exert heavy physical effort in heavy work, with greater emphasis on climbing and balancing, but typically also involving some combination of stooping, kneeling, crouching, and crawling, and the lifting, carrying, pushing, and/or pulling of moderately heavy objects and materials (20-50 pounds); may occasionally involve heavier objects and materials (up to 100 pounds). Some tasks require visual and odor perception and discrimination. WORK ENVIRONMENT Tasks may risk exposure to extreme cold/heat or extreme weather conditions, strong odors or smoke, dust or pollen, and toxic chemicals.
