Position Description

This position will maintain and repair boilers, air conditioners, fire extinguishers, smoke detectors, heating, and electrical equipment and other equipment in City owned buildings.

  • License Maintenance Electrician or Power Limited License premium of a $1 per hour.
  • Gas compensation card of $1 per hour
This position will maintain and repair boilers, air conditioners, fire extinguishers, smoke detectors, heating, and electrical equipment and other equipment in City owned buildings.

Work Location
This position currently works on-site only.

Job Duties and Responsibilities

  • Operate, maintain, clean, and repair high pressure and low pressure boilers, pumps, water softeners, ventilating equipment, heaters, and dual fuel equipment.
  • Install, operate, troubleshoot, repair, and maintain HVAC systems, including roof top units, exhaust fans, chillers, air handling units, and refrigerated appliances.
  • Perform preventative maintenance on HVAC equipment, air compressors, generators, and boilers.
  • Read meters and gauges, and record results.
  • Keep daily logs of work performed.
  • Keep records of fuel usage.
  • Change out simple electrical components in buildings.
  • Read electrical and related diagrams to help locate problems.
  • Lubricate gearboxes, speed reducers, belt systems and controls.
  • Perform light janitorial duties as needed.
  • Test and treat water chemistry on boilers, decorative pools, and fountains.
  • Monitor boiling and cooling tower water for the prevention of corrosion and scaling, adjusting chemistry feeds as needed.
  • Assist vendors with fire alarm inspections.
  • Clean and service smoke detectors.
  • Change out fluorescent bulbs and ballasts.
  • Operate and maintain emergency generators, compressors, air conditioners, and heaters.
  • Rebuild various types of pumps and valves.
  • Install and maintain natural gas and propane grills.
  • Oversee the work of vendors working on equipment in city owned buildings.
  • Calibrate and maintain pneumatic controls.
  • Perform maintenance work on Fire alarm panels to ensure reliability.
  • Use web based tools in maintenance work on buildings and equipment.
Working conditions
Indoor and outdoor work with exposure to chemicals, dirt, dust, heat, etc.

Required Qualifications

Minimum Education
High School Diploma or Equivalent

Minimum Experience
Three years experience operating boilers up to 300 Horse Power, which has included two years of experience over- hauling and providing maintenance for air conditioning systems.
LICENSES/CERTIFICATIONS :
  • Valid Driver's License.
  • Requires 1st Class Boilers license or 2nd class with ability to obtain 1st class.
Selection Process
The selection process will consist of one or more of the following steps: a rating of relevant education and experience (70%) and Desired Competencies (30%). It is important that your application show all the relevant education and experience you possess. This information will be used to determine which candidates will proceed in the selection process. A submitted application is also used to verify the answers to any supplemental questions. Only those candidates who attain a passing score (70%) on each step in the selection process will be placed on the eligible list. The City of Minneapolis Human Resources Department reserves the right to limit the number in any phase of the selection process.

Background Check
The City has determined that a criminal background check and/or qualifications check may be necessary for certain positions with this job title. All job applicants must pass a pre-employment drug and alcohol test once a conditional offer of employment has been made. Applicants who do not consent to undergo drug and alcohol testing will not be required to do so and the City will withdraw the conditional job offer, resulting in the job applicant no longer being considered for the position.

Eligible List Statement
The names of applicants who meet minimum qualification and who pass the screening process shall be placed on the eligible list for employment consideration. This list will be certified to the hiring manager who may use the list to fill a vacancy of the same job title. This eligible list will expire three months after it has been established.

Knowledge, Skills and Abilities

  • Able to obtain Universal Proper Refrigerant Practices and Usage Certification Card within 6 months of hire.
  • Completion of optional certification and training as follows:
    • Asbestos Maintenance Worker Certificate;
    • Automated Logic Training; Delta Controls Training; or
    • Mold Remediation Certificate
Lochinvar Knight boiler factory training must be obtained within one year of hire. Aerco boiler factory training must be obtained within one year of hire. Ability to write legibly and speak clearly in communicating with the public, various vendors, contractors, and customers of Property Services. Knowledge of and ability use computers and phones and other modern tools in performing the work. Knowledge of dangers of mercury lighting and refrigerants and knowledge of proper and safe disposal. Working knowledge of simple plumbing and hydraulic systems. Working knowledge of fire extinguisher usage and types. Working knowledge of computerized HVAC monitoring /control programs. Ability to read blue prints and equipment schematics to assist in operation, maintenance, and repair work.
