Inspect, test, troubleshoot, repair, maintain and service all types of heating, refrigeration, ventilation and air conditioning equipment and systems; ensure proper functioning; repair leaks and malfunctioning dampers in systems; make independent decisions related to the HVAC system when working alone during evening hours. Install, replace, repair and adjust valves, thermostats, fans, pressure and air regulators, filters, belts, fuses, controls, gauges, air compressors, blowers, dryers and pumps; test joints and insulate pipes of refrigeration and air conditioning systems; clean, lubricate and adjust systems as required. Test water used in air conditioning systems for proper levels of chemical treatment; maintain appropriate levels to maximize corrosion protection in cooling towers and water supply. Fabricate, repair and install duct work and chassis covers; cut threads and assemble pipe and tubing to other components of air conditioning, heating and refrigeration equipment. Perform inspections of powerhouses throughout the assigned campus; monitor operation of mechanical systems that supply air conditioning to buildings. Perform scheduled preventative maintenance on all air conditioning and related equipment. As assigned, assists in operating the Energy Management System in order to control time schedule and temperature of conditioned areas on campus. As assigned, assist outside contractors; provide information within the area of assignment; provide hands on assistance as necessary; inspect completed work and report punch-list items to supervisor; ensure problems are resolved. Job Description JOB SUMMARY The Industrial Heating, Ventilation & Air-Conditioning Technician operates, repairs, troubleshoots, and performs corrective and preventative maintenance on industrial chilled water equipment including mechanical, distribution, and chemical treatment systems. The Industrial HVAC Technician also operates the centralized industrial chilled water system in a manner to ensure adequate and reliable thermal services to major City, Governmental, and private facilities. ESSENTIAL FUNCTIONS Maintains, operates, and performs repairs on mechanical and distribution systems including all auxiliary support equipment. Reads and interprets mechanical, piping and electrical drawings, blueprints and diagrams. Applies cooling principles, practices, and theories such as refrigerant cycles, heat transfer laws, test and balance, and fluid hydronics. Assists in maintaining, monitoring, and controlling cooling tower water system’s chemical treatment equipment. Works with contractor to test, record, interpret, and adjust system feed rates to maintain required chemical treatment parameters. Operates aerial man lifts, refrigerant recovery equipment, overhead cranes, hoists, power tools, electrical testing instruments, oxy-acetylene equipment, pipe threading machines, and other equipment used in the industrial HVAC and chiller trades. Trains and mentors’ other employees. Performs other duties as assigned. DECISION MAKING Job assignments are planned and scheduled by the manager/superintendent. The Industrial HVAC Technician works under limited supervision using discretion and latitude, with the awareness that all work is checked and inspected upon completion. The Industrial HVAC Technician uses considerable discretion and latitude to properly maintain thermal energy production services when performing operation duties on assigned shift. MINIMUM REQUIREMENTS High School Diploma or GED. Five years’ experience in the operation, maintenance, troubleshooting, repairs, installation, and inspection of industrial HVAC or district chilled water equipment, auxiliary components, and distribution systems. Certified as a Universal Refrigerant Handling and Recovery Technician. Valid Class “C” Texas Driver’s License. Ability to report to work on time, maintain a good attendance record, and work all designated work schedules. PREFERRED QUALIFICATIONS HVAC trade school certification. Experience working with and knowledge of Metassys, Scada, Flex software and Rockwell interface York Chiller software. Experience maintaining buildings, hospitals or in property management. Job Description JOB SUMMARY The Industrial Heating, Ventilation & Air-Conditioning Technician operates, repairs, troubleshoots, and performs corrective and preventative maintenance on industrial chilled water equipment including mechanical, distribution, and chemical treatment systems. The Industrial HVAC Technician also operates the centralized industrial chilled water system in a manner to ensure adequate and reliable thermal services to major City, Governmental, and private facilities. ESSENTIAL FUNCTIONS Maintains, operates, and performs repairs on mechanical and distribution systems including all auxiliary support equipment. Reads and interprets mechanical, piping and electrical drawings, blueprints and diagrams. Applies cooling principles, practices, and theories such as refrigerant cycles, heat transfer laws, test and balance, and fluid hydronics. Works with contractor to test, record, interpret, and adjust system feed rates to maintain required chemical treatment parameters. The Industrial HVAC Technician works under limited supervision using discretion and latitude, with the awareness that all work is checked and inspected upon completion. MINIMUM REQUIREMENTS High School Diploma or GED. Five years’ experience in the operation, maintenance, troubleshooting, repairs, installation, and inspection of industrial HVAC or district chilled water equipment, auxiliary components, and distribution systems. Certified as a Universal Refrigerant Handling and Recovery Technician. Valid Class “C” Texas Driver’s License. ELIGIBILITY FOR VACATION LEAVE All regular employees who are regularly scheduled to work on an average, a minimum of twenty (20) hours per week, who have held a position in the City Service for a period of six months from date of employment, shall be eligible for vacation allowance as hereinafter set forth. Part-time employees shall accrue vacation leave at a pro-rated amount of full-time entitlement based on the number of hours that they are scheduled to work. Employees covered by collective bargaining agreements shall accrue vacation as provided in the applicable agreement. Regular employees in the City Service shall accrue vacation credit at the following rates per pay period, calculated from the date of employment of each employee: For 0 - 5 years of service (12 days): 40 hour per week employees - 3.70 hours per biweekly pay period For >5 to 15 years of service (17 days): 40 hour per week employees - 5.24 hours per biweekly pay period For >15 or more years of service (20 days): 40 hour per week employees - 6.16 hours per biweekly pay period SICK LEAVE WITH PAY Employees shall be entitled to accrue sick leave with pay in accordance with the Rules of the Civil Service Commission. ACCIDENT WITH PAY LEAVE The Amended Section 4.4 of the Ordinance shall become effective upon adoption and shall apply to occupational injuries and occupational diseases occurring on and after date of adoption. Occupational injuries and occupational diseases occurring before such date will be governed by the Ordinance in effect at the time of the date of injury or disease. PREGNANCY LEAVE A) Pregnancy shall be treated the same as any other temporary physical disability. B) An employee on pregnancy leave shall use accumulated and unused regular sick leave time and then (unless granted use of special sick leave) shall be on leave without pay, unless the employee chooses to use any accumulated and unused annual leave. C) An employee going on pregnancy leave shall give written notice to her department head with appropriate medical verification. Before returning to work from pregnancy leave, the individual will provide appropriate medical documentation releasing the employee to return to work, as is required for any individual who has been on leave for a temporary physical disability.
