    Position Duties

    The Environmental Services Department is seeking to fill a vacant Senior Air Conditioning Mechanic position. This position is responsible for managing the HVAC maintenance duties at Buildings located at the Regional Wastewater Facility.

    Duties include, but are not limited to, the following:

    • Lead HVAC maintenance crew, equipment maintenance, maintenance program administration, and computer-controlled systems operation.
    • Operate, maintain, and repair a wide range of historic and state-of-the-art pumping, heating, refrigeration, ventilating and cooling systems and related equipment found in industrial facilities and laboratory environments.
    • Must have knowledge of modern Building Automation Systems.
    • Must have knowledge and experience with Industrial HVAC Systems.
    • Maintain and troubleshoot low pressure boilers.
    • Respond to and resolve HVAC mechanic personnel issues.
    • Assess problems, devise quality solutions, and provide budgetary estimations for resolution.
    • Review work performed by HVAC mechanics, facility repair workers and support contractors performing air conditioning related work.
    • Specify, plan, review and inspect work by contracted mechanics and controls specialists to ensure adherence to plans and specifications.
    • Manage preventative maintenance schedules for HVAC and related equipment. Interact and communicate tactfully with staff, customers, and the public.
    • Manage multiple assignments, prioritize and reprioritize work when resources are not available.Plan, assign, and supervise work of subordinate personnel engaged in the operation, maintenance, and repair of mechanical equipment in City buildings.
    • Make periodic inspections of all stationary building equipment, diagnose malfunctions, supervise services by subordinate personnel and insure compliance with preventive maintenance schedules.
    • Supervise and participate in major overhaul work involving low pressure boilers, chillers, packaged A/C units, combination units, furnaces, heating units and large ventilation fans.
    • Estimate necessary repair work, requisition supplies, materials and parts. Supervise emergency repair work.
    • Maintain cooperative relations with building occupants, receive complaints, and make adjustments, when appropriate.
    • Ensure that equipment rooms and adjoining areas are kept clean and orderly. Prepare reports and keep records.
    • Take and record all temperatures and pressures throughout the system, purge air from the machines, check condenser coils for fouling, measure specific gravity of solution and refrigerant, check all operational and safety controls on chillers.
    • Reconfigure computer control strategy for building heating, ventilation, and air conditioning systems.

    Minimum Qualifications

    Any combination of training and experience equivalent to completion of high school and four (4) years of progressively responsible experience in the operations, repair and maintenance of heating, ventilating, refrigeration and cooling systems which are common to large buildings.

    Other Qualifications

    Minimum Knowledges, Skills and Abilities

    Knowledge of low pressure boilers.

    Knowledge of the installation, operation, maintenance and repair of a wide variety of pumping, heating, refrigeration, ventilating and cooling systems and related

    equipment normally found in larger offices of public buildings.

    Knowledge of automatic air conditioning controls.

    Knowledge of fundamentals of air distribution.

    Knowledge of safety codes and regulations as it pertains to air conditioning trade.

    Knowledge of various building trade skills required in building maintenance work.

    Knowledge of supervision principles and practices.

    Knowledge of computerized HVAC systems.

    Ability to supervise the maintenance, repair and overhaul of large and small stationary equipment and related fixtures.

    Ability to diagnose operating difficulties and take appropriate corrective action.

    Ability to read and interpret plans, drawings and specifications.

    Ability to estimate the cost of material and labor involved in making repairs.

    Ability to plan and supervise preventative maintenance schedule.

    Ability to deal tactfully with others.

    Competency Knowledges, Skills and Abilities

    Knowledge of requisitioning, procedure and ability to requisition supplies, parts and equipment.

    Ability to supervise, assign work, plan a group of air conditioning mechanics and to assign helpers.

    Ability to oversee and inspect the work of contractors.

    Ability to set, adjust, and repair automatic air conditioning controls.

    Ability to estimate repair work.

    Ability to operate computerized HVAC systems.
    Competencies
    The ideal candidate will possess the following competencies, as demonstrated in past and current employment history. Desirable competencies for this position include:

    Job expertise- Experience maintaining large AC systems including cooling towers, chillers, pumps, water treatment, VAVs, etc.; experience with computer software, modern building automation systems and related software.

    Communication Skills- Communicates and listens effectively and responds in a timely, effective, positive and respectful manner; written reports and correspondence are accurate, complete, current; well-organized, legible, concise, neat and in proper grammatical form.

    CustomerService-Demonstrates the ability to anticipate customer’s needs and delivers services effectively and efficiently in a timely manner; accurate, respectful, and friendly manner. Understands stakeholder perspective to seek the most reasonable and effective resolution to issues.

    Leadership Skills- Leads by example; serves as appropriate role model, demonstrates high ethical standards.     Problem Solving- Approaches a situation or a problem by defining the problem or issue; determines the significance of the problem(s), collects information, uses logic and intuition to arrive at decisions or solutions to problems that achieve the desired outcome.

    Teamwork & Interpersonal Skills- Demonstrates a positive attitude and flexibility along with the ability to develop effective relationships with coworkers and supervisors by helping others accomplish tasks and using collaboration and conflict resolution skills.
