    Anticipated Hiring Range: $6,459 per month

    Work Hours: Monday - Friday 8:00 am - 5:00 pm, unless notified otherwise

    THE DEPARTMENT

    Facilities Planning and Management (FP&M) serves as the lead organization for planning, developing, and maintaining the campus ‘natural and built environments in support of the university’s mission. The department seeks to preserve and enhance CPP’s history, aesthetics, physical assets, and natural ecosystems through coordinated planning, design, and construction of buildings, roads, infrastructure, landscaping and other physical improvements. As an advocate on behalf of the university and its auxiliaries, FPM strives to provide facilities that meet scope, budget, operational needs and functional requirements. FPM is comprised of approximately 200 facilities professionals (FTE) that also provides maintenance services including custodial services, landscaping, recycling, building and mechanical trades, energy and utility management, fleet, and auto services.

    The workforce is culturally diverse and multilingual. Its composition includes full time staff throughout FPM who are also earning their degrees and many whom have graduated from Cal Poly Pomona. The staff includes licensed architects and engineers, accountants, planners, project managers, administrative staff, carpenters, plumbers, locksmiths, painters, electricians, landscape architects, computer technicians, custodians and other building and mechanical trade technicians.

    DUTIES AND RESPONSIBILITIES

    Primary Responsibilities

    Working in a team environment, under the general supervision of the Supervising and/or Lead Building Service Engineer and the Manager of MEP (Maximizing Engineering Potential) Services, the incumbent in this position is primarily responsible for the following:
    • Working with one or more crews of skilled journey level BSE and semi-skilled assistants in the operation and maintenance of the campus HVAC Systems. Incumbent will inspect, diagnosis and perform repair and overhaul of all stationary equipment on campus which involves, natural gas, water, refrigerant, and air distribution systems. Perform preventative maintenance on boilers, chillers, cooling towers, pumps, fans, compressors, water treatment systems controls, and all associated equipment.
    • Respond to periodic calls from faculty members, staff and students for adjustment of air handling equipment to achieve air flow, temperature and humidity balances for individual rooms, building areas or buildings. Test, adjust and calibrate control instruments to maintain proper environmental conditions, peak operations and energy conservation. Conduct water chemical tests, analysis and treatment for campus cooling towers and chiller condensers.
    • Inspect completed work for conformance with specifications, requirements and compliance with applicable codes and regulations. Maintain tools and equipment in good working order; maintain a safe and clean work environment; consult and work with trades workers in a team environment to accomplish multi-trade work orders. Incumbent may provide instruction and lead direction to unskilled and semi-skilled assistants in accomplishing assigned work.
    • The incumbent prepares work related reports and drawings of as-built conditions. May also works on new construction and remodeling projects by collaborating with engineering and design consultants; reviews and interprets plans and specifications; coordinates and schedules for utility shutdowns and tie-ins to meet the overall construction objectives; inspects related work performed by contractors; and provides rough order cost estimates of time and material for minor HVAC projects.

    General Administration
    • Incumbent maintains daily work order records of labor hours and material used, and summary of work performed using manual and/or computerized record keeping systems. Makes recommendations for continuous operational improvements and applies a "team-oriented” approach and a service-oriented win-win attitude, strong technical skills and communication skills, both written and oral. Promotes and projects a positive attitude, leads by example, and promotes customer service philosophy in the department.
    • Maintain knowledge of current industry model practices.
    • Assist in identifying O&M on recurring, non-recurring and deferred maintenance tasks.
    • Assists in the preparation of annual operation budget, and preparation of capital improvements and deferred maintenance projects. Responsible for monitoring expenditures of operating budget, evaluating strategic initiatives and/or options in improving operation reliability, efficiency, and cost effectiveness.
    • Prepares supporting materials plans, specifications, performance standards, campus standards for Requests for Proposals; evaluates contractor/vendor performance. Reviews campus capital projects and provides input relating to facilities, university standards, and/or specifications for materials, equipment, and design.


    QUALIFICATIONS
    • A California driver’s license and proof of insurance required.
    • The abilities normally would be acquired through two (2) years of journey-level experience in the operation, maintenance and repair of boiler, heating, ventilating, refrigeration and air conditioning equipment and systems OR the equivalent combination of formal course work in mechanical technology and hands-on experience. Work in this position requires the following:
    • Thorough knowledge of:
      • High and low pressure boilers, and heating, pneumatic, ventilating, air conditioning, refrigeration and other mechanical equipment
      • Methods, tools and materials used in the operation, maintenance and repair of such equipment
    • General knowledge of:
      • Ventilation principles, thermal dynamics, and closed water systems
      • Applicable state and federal safety codes and regulations pertaining to mechanical and HVAC systems.
    • Working knowledge of energy management systems including the ability to understand and use system features
    • Must be able to:
      • Install, operate and repair HVAC equipment and systems
      • Demonstrate a high degree of mechanical skill equivalent to journey-level in one or more related trades such as plumbing, pipe fitting, electrical, or air conditioning
      • Read, interpret and work from blueprints, plans, drawings and specifications
      • Make rough sketches
      • Estimate cost, time and materials of mechanical work
      • Maintain records and retrieve data related to work performed using manual and/or computerized record-keeping systems
      • Prepare standard reports
      • Provide instruction to unskilled and semi-skilled assistants
      • Analyze and respond appropriately to emergency situations
      • Read and write at a level appropriate to the position
      • Perform arithmetic calculations as required by the position


    PREFERRED EXPERIENCE
    • Three (3) or more years of experience as a journey-level in the HVAC trade.
    • The ability to:
        • Communicate timely, clearly, and effectively with staff, students, and contractors in daily electronic and personal conversations
        • Work overtime both scheduled and on call emergency repairs
        • Plan, organize and coordinate work effectively; use work judgment that reflects logic that is in the best interest of the university
        • Conduct yourself with professionalism, courtesy, co-operation and respect; accept direction, constructive criticism and change to work duties
        • Meet deadlines
        • Take initiative and keep abreast of new technology
        • Care for tools and equipment including cleaning up after work and insuring safe operation of equipment
        • Work safely with others
        • Be part of a team-oriented environment

    CSU Classification Salary Range

    This position is part of the Teamsters bargaining unit 6, the CSU Classification Standards for this position are located on the following site, https://www.calstate.edu/csu-system/careers/compensation/Pages/Classification-Standards.aspx . The CSU Salary Schedule is located on the following site: https://www.calstate.edu/csu-system/careers/compensation/Pages/salary-schedule-documents.aspx . The classification salary range for this position according to the respective skill level is minimum $6,459 and maximum $8,339 per month. Please refer to the anticipated hiring range for the appropriate salary rate for this particular position.
