The Position Under direction, supervise the overall activities of subordinate personnel and contractors in the care and upkeep of parks, landscape medians, municipal landscape and hardscape, street trees, trails and open space. Receives immediate supervision from Park Maintenance Superintendent. Exercises direct supervisory responsibilities over the Park Maintenance Lead Workers and Park Maintenance Workers. • Organize and supervise work performed for parks, medians, street trees, municipal landscape and hardscape, trails and open space. • Investigate public inquiries, contacts and requests; make determination or recommendations to the Parks Maintenance Superintendent on action to be taken. • Prepare written reports such as maintenance management work status reports, reports and budgets to repair damaged landscape, employee reviews, etc. Prepare and present oral reports to groups such as Sports Park User groups, Sports Council, and various internal departments regarding landscape conditions and status of construction work. • Assist Superintendent in recruitment and selection of new staff. • Develop and maintain staff training programs, including safe equipment and pesticide use; tree pruning techniques; playground safety inspections. Responsible for monthly safety meetings. • Contract administration for tree maintenance, median maintenance, and weed abatement including scheduling work and quality control. • Assign work for subordinate staff. Monitor and evaluate staff performance. Make disciplinary recommendations, as needed. Directly supervise, train and evaluate Park Maintenance Lead Workers. • Maintain accurate files, logs and records, including semi-monthly and annual work plans; equipment maintenance and repair records; documents required by County and State agencies related to City pesticide use, including pesticide labels, MSDS(s), written recommendations, safety training, and usage reports; park infrastructure as-builts; documents related to equipment and supply purchases and bid histories; documents related to personnel matters; materials used for training; and other records related to park maintenance activities. • Assist with preparation and monitoring of assigned Section budget; assist Parks Maintenance Superintendent with preparation of Division operating budget. • Assist the Superintendent in reviewing and evaluating Capital Improvement Program (CIP) projects and new construction. Typical Duties THE IDEAL CANDIDATE Will possess knowledge of: • Principles and techniques used in supervision, training, counseling, and performance evaluations. • Proper methods and standards for the construction of irrigation and drainage systems, landscape and park areas. • All phases of modern turf, tree, landscape, and sports field maintenance, including planting; propagating turf, trees, and shrubs; and irrigation system operation and repair. • Plant/pest disease identification and control. • State and County regulations for the proper use, handling, and storage of pesticides. Knowledge of public playground safety specifications. • Commonly used business software in a networked computer environment; proficiency to create documents and spreadsheets related to the position. • Urban forest management including tree inventory maintenance, investigation and resolution of tree related public inquiries and managing tree maintenance contractor. THE POSITION The Human Resources Department is accepting applications for the Regular and full-time position of Building Maintenance Worker I in the Public Works Department. DEFINITION To perform a variety of semi-skilled and skilled tasks related to the maintenance and repair of City buildings, mechanical equipment, and related facilities. DISTINGUISHING CHARACTERISTICS This is the entry level class in the Building Maintenance Worker series. Positions in this class typically have little or no directly related work experience and work under immediate supervision while learning job tasks. The Building Maintenance Worker I class is distinguished from the II level by the performance of less than the full range of duties assigned to the II level. Incumbents work under immediate supervision while learning job tasks, progressing to general supervision as procedures and processes of assigned area of responsibility are learned. SUPERVISION RECEIVED AND EXERCISED Receives immediate supervision from the Building Maintenance Supervisor and receives technical and functional supervision from the Senior Building Maintenance Worker. EXAMPLES OF ESSENTIAL DUTIES - Duties may include, but are not limited to, the following: Perform semi-skilled and skilled building maintenance work involving carpentry, painting, plumbing, and heating/ventilation/air conditioning (HVAC) tasks in the repair and maintenance of City buildings, equipment, and facilities. Maintain and repair mechanical systems such as boilers and air conditioners and other air cooling systems; maintain and repair lighting systems in buildings and other city facilities, including parking lots. Install, repair, and troubleshoot electrical systems; set-up, test, and maintain burglar and fire alarm systems; repair and maintain a variety of power generators and power compressors. Install, repair, and maintain plumbing fixtures/equipment including toilets, pumps, and faucets. Install and modify modular furniture configurations, including electric supply; install, repair, and paint/stucco sheetrock. Inspect and repair doors, locks, windows, floors, lockers, gates, roofs/down spouts/gutters, and ceilings; inspect various maintenance projects; build forms and mix/pour concrete. Work collaboratively with outside vendors and contractors in identifying unusual problems and/or maintaining and repairing City facilities and buildings. Report potential safety problems related to City facilities, clean up spills and unsafe conditions as identified; lock and unlock doors of City facilities. Repair and maintain ice machines, high pressure wash systems and pumps, and a variety of stoves, refrigerators, dishwashers, laundry washers/dryers and related small appliances. Perform set up for events and classes including stage and podium, audio-visual and public address systems, lighting, generators and related equipment. Evaluate job needs; purchase parts and supplies if not available in Central Stores. Build and maintain positive working relationships with co-workers, other City employees, and the public using principles of good customer service. Perform related duties as assigned. MINIMUM QUALIFICATIONS Knowledge of : General methods and practices used in a variety of building trades, such as carpentry, general construction, electric, plumbing, painting, and heating/air conditioning systems. Tools and equipment used in a variety of building construction and maintenance trades; use and purpose of general construction tools and equipment. Basic computer skills related to data entry/retrieval. Basic principles and practices of record keeping. Ability to : Learn to perform semi-skilled and skilled work in the maintenance and repair of City facilities, equipment, and related facilities. On a continuous basis, know and understand operations, and observe safety rules; intermittently analyze problem equipment; identify and locate equipment; interpret work orders; remember equipment location; and explain jobs to others. Intermittently, sit while studying or preparing reports; bend, squat, climb, kneel and twist when installing, repairing, and servicing equipment; perform simple and power grasping, pushing, pulling, and fine manipulation; and lift or carry weight of 50 pounds or less. Learn to solder and weld to make repairs and fabricate parts. Learn to operate a computer as necessary to perform job duties, including data entry and retrieval. Read blueprints and manuals; work from rough sketches; prepare rough sketches. Maintain records related to work activities. Work on-call on evenings, weekends, or holidays. Communicate clearly and concisely, both orally and in writing. Establish and maintain effective working relationships with those contacted in the course of work. EXPERIENCE AND TRAINING Experience : No experience is required; one year of experience working in operations and maintenance of a commercial or institutional facility performing building maintenance work such as electrical, carpentry, painting, plumbing, and heating/ventilation/air conditioning (HVAC) tasks is highly desirable. Training : Equivalent to completion of the twelfth (12th) grade, GED, or higher level degree; course work or training in one or more of the building trades is highly desirable. AND License or Certificate : Possession of a valid California driver's license by date of appointment. Highway Maintenance Workers are certified by the Nevada Department of Transportation (NDOT) to operate a variety of complex or specialized highway maintenance and construction equipment in order to restore and maintain the integrity of roadway surfaces; maintain roadside slopes, shoulders, culverts and ditches to restore drainage and prevent erosion; and repair or replace related roadway appurtenances such as guardrails, markers, guide posts and fences. Incumbents possess a degree of knowledge and proficiency sufficient to perform advanced-level work and may provide work direction and training to others. This position is located within District II, geographical area of Reno, on Crew 240. Under the general supervision of a Highway Maintenance Supervisor I, the incumbent will function as the assistant supervisor or leadperson of a roadway crew on a regular basis and assume all supervisory responsibilities in the absence of the supervisor. Duties include installation and repair of signs, lighting, roadside maintenance, summer betterment projects, snow removal, and anti-icing/de-icing as policy requires. Crew members also respond to emergency situations from traffic control for all incidents, both natural and man-made, to removing debris in the travel lanes or similar unplanned events that require an immediate response to protect the public.
