    FACILITY OPERATIONS SUPERINTENDENT

    Pay Range: $75,920 to $98,746

    As the Facility Operations Superintendent, you’ll be responsible for overseeing three supervisors as they and their teams provide for the maintenance, repair and cleaning of City of Olathe facilities. A typical day could include meeting with vendors, helping your team to troubleshoot a maintenance issue, working with procurement on an RFP for services, and helping your team provide excellent customer service to City of Olathe employees, citizens and visitors.

    We are seeking a skilled leader with experience managing staff and a strong working knowledge of building trades. The ideal candidate will be proficient in reading and interpreting blueprints and diagrams, well-versed in building codes and industry standards, and knowledgeable about trade-related safety hazards and precautions. This role requires the ability to perform effectively under time-sensitive deadlines while ensuring accuracy and efficiency. Additionally, the candidate must demonstrate and promote exceptional customer service.

    The Facility Operations Superintendent manages the daily operations of the City of Olathe’s facilities maintenance and custodial programs by supporting and leading three facility maintenance supervisors, serving as the City’s representative with contractors and vendors for special projects relating to maintenance, renovation, and minor construction, and ensuring the divisions goals and schedules are met.

    Key Responsibilities
    • Collaborates with the Facilities Division Manager, Facilities and City staff, vendors, and others to ensure the efficient, innovative, coordinated and customer service-focused maintenance and operation of all City of Olathe facilities.
    • Participates in the development of division’s annual budget; monitors and maintains spend within guidelines.
    • Prioritizes the development, training, and coaching of assigned staff, in coordination with City, Department, and Division goals.
    • Develops, documents, and recommends City wide facility guidelines and procedures that promote the safety and security of City buildings and/or properties, including emergency procedures.
    • Provides and promotes the ongoing utilization and implementation of the City’s asset management program, including the computerized maintenance management system; ensures proper entry of data from assigned teams; analyzes data; makes recommendations based on supporting information.


    Qualifications

    Experience: Six or more years of experience managing facilities systems and negotiating services along with three or more years of experience managing and supervising staff is required. A demonstrated practical knowledge of technical trades is also required.

    Education: An associate’s degree in construction science, facility management, or related field is required. A bachelor’s degree in a relevant field is preferred. Additional relevant and increasingly responsible experience may be substituted for education.

    Licenses & Certifications: A valid driver's license and favorable driving record are required. Certified Facility Manager (CFM), Building Owners and Managers Association (BOMA) certification, or equivalent are preferred.

    Environmental or Physical Demands: This position requires the ability to move between multiple project/work site locations throughout the City, often multiple times in a day. Site visits will be during various stages of completion and often require walking and navigating uneven, wet, or slippery surfaces. Site visits will occur inside and outside during all types of weather conditions. Site locations will expose the individual to dust, noise, and other common construction elements. Must be able to work safely in distracting situations including high volume traffic areas. Work also requires regular sedentary work operating a computer and standard office equipment.
