Job Summary Salary: Real Estate Agent I: $25.51-$32.15 Real Estate Agent II: $26.63-$33.95 NATURE OF WORKPerforms complex technical work in the area of real estate management for various property types including vacant land, office, retail and residential property. Property management tasks include lease management, coordination of maintenance activities, collection of rents, records management along with various administrative tasks.
Other responsibilities may include contract negotiations for leases and real property acquisitions, administration of real estate closings, sales comparable analysis for the determination of real property values.
Work is performed independently with general supervision and is reviewed for compliance with division objectives and policies for achievement of desired results.
LICENSES AND CERTIFICATIONS- Florida Driver’s License Required
- Florida Real Estate Broker’s or Salesman’s License Required (or ability to obtain license within six months of hire.)
- Florida Notary desired
RESPONSIBILITY- Develop Marketing strategies for acquisition, sale or lease of properties and assist in the implementation of strategies.
- Assist in the technical analysis regarding lease agreements, property legal descriptions, surveys, environmental reports, title documents, contract for sale or purchase, etc.
- Assist in the development of acquisition/disposition strategies and negotiations.
- Assist in negotiation of contracts and agreements and in the development of terms and conditions.
- Assist in the various activities in the preparation for real property closings.
- Assist in the management and administration of City-owned or leased property.
- Write and submit City Council agenda items.
- Estimate market values for strategic decisions for real estate acquisition and disposition.
- Ensure compliance with lease and contract terms and conditions.
- Complete various accounting functions including accounts receivable and accounts payable for Real Estate projects and property.
KNOWLEDGE SKILLS AND ABILITIES- Experience with word processing, spreadsheet and Windows applications.
- Experience in property and lease management.
- Customer service and conflict resolution experience
- Ability to read construction plans, surveys and legal descriptions.
EXAMPLES OF WORK PERFORMED- Inspect and evaluate commercial and residential real and appurtenant personal property.
- Work with tenants and report needed maintenance to City Facilities Division.
- Evaluate and advise on alternative uses for properties.
- Coordinate site access agreements, licenses and property use agreements for City-owned property.
- Track and bid on tax deed sales as directed from client departments and the Real Estate Manager.
- Process invoices for City property.
- Call on tenants for rent collection.
MINIMUM QUALIFICATIONS: Real Estate Agent I: Bachelor's Degree in Real Estate or related field and three (3) years experience in real estate appraisal, property management, real estate transfer, or title examination; or an equivalent combination of education, training, and experience. Valid Driver's License required at the time of employment. Must be licensed as a salesperson, state of Florida real estate broker (or be able to obtain licensure within six (6) months of hire), or state of Florida real estate appraiser.
Real Estate Agent II: Bachelor's Degree in Real Estate or related field and five (5) years experience in real estate appraisal, property management, real estate transfer, or title examination; or an equivalent combination of education, training, and experience. Valid Florida Driver's License required at the time of employment. Must be licensed as a salesperson, state of Florida real estate broker (or be able to obtain licensure within six (6) months of hire), or state of Florida real estate appraiser.
Additional Qualifications for Promotion: Promotions are not to be considered an automatic function of longevity and are subject to the review and authorization of the Supervisor. The employee’s last performance review must have resulted in an overall rating of Meets standards or better with no factor rating of less than meets.
