    POSITION OVERVIEW

    Workdays & Hours*:- Friday 8:00 am - 5:00 pm, Occasional Weekend/Holidays (Subject to change). This position is eligible to participate in hybrid telework under rules set by the director of Houston Airport System.

    DESCRIPTION OF DUTIES/ESSENTIAL FUNCTIONS

    The Houston Airport System’s mission is to connect the people, business, cultures and economies of the world to Houston. Working directly toward the organization’s goal, the Airline Affairs & Real Estate team is responsible for providing airport facilities for lease within the terminal complex and outside the terminals to airlines and other tenants for both aeronautical and non-aeronautical operations in order to generate revenue for future airport development, as well as to acquire or dispose of certain land in order to fulfill our airport master plans.

    PURPOSE OF THE POSITION

    The Senior Staff Analyst - Real Estate, role provides analytical and contract administrative support to the REDL - Director and entire business unit-in particular with Airline Affairs Managers and Real Estate Development managers. Outside of the terminal facilities leased by airlines, which also must be assessed by the facilities manager in this role, there are approximately 130 external tenant buildings and 90 T-hangars at Houston Airports, in total comprising millions of square feet of tenant space, and over $4 Billion of asset valuation. This role ensures that facilities correctly receive updated appraisals based on asset condition for accurate valuation. This person will also track progress of all REDL strategic priority initiatives related to Opening Day Fresh facilities for HAS, and report out to Senior Staff as directed to update asset portfolio valuation changes which affects non-airline revenue growth. This position interprets agreements for annotation purposes and ensures compliance with all agreements, "Must be able to pass a criminal background check, obtain and maintain federally mandated security clearances where required."

    The (Classification) duties will include but are not limited to:
    • Conduct oversight of condition assessment of in-terminal and non-terminal tenant-leased facilities, so as to ensure proper maintenance is being undertaken by tenant in order to preserve asset valuation and tenant compliance.
    • Prepare report for each tenant facility assessment of site condition.
    • Coordinate with applicable HAS infrastructure or maintenance staff for review of identified non-compliant tenant property.
    • Prepare non-compliance letters to tenants, as applicable.
    • Assist non-compliant tenants in identifying necessary renovations or repairs to support their applications for the HAS Tenant Improvement Program (TIP).
    • Review TIP applications relevant to non-compliance letters.
    • Re-inspect any tenant facilities which require repair or renovations after tenant improvement is made.
    • Assist city legal department and appropriate REDL manager and team leader in preparation of default letters related to tenant non-compliance.
    • Create reports and dashboard to track required documents.
    • Manage contract files related to facilities management, eDocumentation and archiving.
    • Track real estate investment in tenant-leased properties to support later appraisals or tracking of HAS asset valuations related to duties; and perform tenant tracking and enforcement of required capital expenditures, if applicable.

    WORKING CONDITIONS

    The position is physically comfortable; the individual has discretion about walking, standing, etc. There are no major sources of discomfort, i.e., essentially normal office environment with acceptable lighting, temperature and air conditions. Requires the ability to make simple gross motor responses within large tolerances. The ability to lift up to 30 pounds with occasional periods of walking on rough surfaces.

    MINIMUM REQUIREMENTS

    EDUCATIONAL REQUIREMENTS

    Requires a Bachelor's degree in Business Administration, Public Administration or a field directly related to the type of work being performed.

    Graduate degrees related to the type of work to be performed may substitute for the experience requirement on a year-to-year basis.

    EXPERIENCE REQUIREMENTS
    Five years of professional administrative, financial or analytical experience related to the type of work being performed are required.

    Professional experience related to the type of work to be performed may substitute for the education requirement on a year-for-year basis.

    LICENSE REQUIREMENTS

    No license required.
