Job Description

POSITION EXPECTATIONS
The expectation of this position is to ensure the timely execution of the tasks associated with the HVAC shop and the overall maintenance of the facility, support of remodels and Capital and small projects. The HVAC technicians make positive contributions to the comfort of fellow ambassadors throughout the facility as well as the customer experience to the building's visitors.

This expectation of this position is delivery of the best customer service to both internal and external customers through proactive and reactive assistance to exceed expectations.

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Installs, maintains and repairs all types of HVAC systems. Possess thorough knowledge of how each component within the system operates in conjunction with the other components and how it impacts the overall operations of the system as a whole. Systems include but are not limited to air cooled, water cooled, hot water systems, chilled water systems, VAV systems, steam heating systems and building automation control systems. Troubleshoots with control/chiller diagrams.
PURPOSE: Provide skills needed to install new systems, make repairs, and diagnose heating and cooling problems throughout the facility.

• Facilitates the Energy Management System (EMS) and HVAC controls and Indoor Air Quality (IAQ). Modifies, debugs, codes, analyzes and enhances programs to balance energy management with comfort control. Prepares documentation and control flow charts and monitors and adjusts computer based EMS program.
PURPOSE: Ensure HVAC comfort and energy management control.

• Runs copper piping and PVC for new system heating and cooling installations for the building.
PURPOSE: Provide skills needed to perform installation of new systems for effective operations.

• Performs refrigeration recovery, evacuation, charging and the installation and sizing of refrigerant piping. Possesses mastery knowledge of refrigeration cycles to include: identifying components in advanced refrigeration circuits, understanding how each component works, diagnosing and correcting problems in the refrigeration circuit, using manifold gauge set, pressure/temperature chart and temperature measuring devices for routine maintenance and troubleshooting.
PURPOSE: Maintain safe installation, operation, and trouble-shooting of existing and new refrigerant systems.

• Identifies components in the heating system, understands how components works, diagnoses problems in the heating system using a gas pressure test and other devices for routine maintenance and to troubleshoot and repair systems.
PURPOSE: Ensure the building's heating systems run efficiently for the comfort of fellow ambassadors and clients during events held in the facility.

• Determines the energy usage of HVAC systems, upgrades systems, installs heat pumps, and periodically monitors energy usage. Possesses mastery knowledge of electron theory, how electricity travels, AC and DC currents, single phase and three phase circuits, and series and parallel circuits. Reads wiring on advanced wiring diagrams. Uses multi-meters to read voltage, current and resistance values to troubleshoot advanced electrical circuits.
PURPOSE: Provide skills to maintain and repair various systems and ensure proper energy consumption.

• Uses a psychometric chart to determine the results of mixing air having various properties. Possesses mastery knowledge of the fundamentals of temperature and humidity measurement and control in air conditioning units. Provides skills to treat air to simultaneously control its temperature, humidity, cleanliness and distribution.
PURPOSE: Ensure the building's temperatures for the comfort of fellow ambassadors and clients and their customer experience.

• Possesses knowledge of electricity travels, AC and DC currents, single phase and three phase circuits, and series and parallel circuits. Reads wiring advanced wiring diagrams, uses multi-meters to read voltage, current and resistance values and troubleshoots advanced electrical circuits.
PURPOSE: Ensure accurate voltage amperes for functionality of the HVAC systems in the facility.

• Adheres to the correct protocol in the performance of assigned work by taking the appropriate precautions prior to initiating, during, and at the completion of tasks, wearing the designated PPE, and advising of any irregularities. Attends weekly and monthly safety meetings.
PURPOSE: Remain cognizant and prudent in the performance of work in adherence to the safety-first working conditions as established by the LVCVA engineering standards

• Retrieves daily assignments, collects data and notates work-related data such as labor hours, materials, equipment utilized, and PPE worn for inclusion in the CMMS (Maximo). Reports any follow-up work needed into Maximo.
PURPOSE: Aid the organization in the tracking of pertinent data for checking and maintaining equipment and meeting safety standards to prevent malfunction and critical failures in the future.

EDUCATION AND SKILLS
  • High School Diploma or GED, advanced degree or certifications preferred
  • Minimum five years recent experience as a HVAC mechanic in Facility Operations - residential and commercial equipment
  • EPA License
  • Current knowledge and experience of various energy management systems, heating, ventilation systems, air conditioning and refrigeration systems;
  • Current knowledge of use and maintenance of trade specific materials, tools, instrumentation, and equipment
  • Current knowledge of applicable building and safety code requirements
  • Current knowledge of heat and cooling load/loss calculations Working knowledge of electrical schematics and mechanical drawings Ability to effectively communicate both orally and in writing with peers, other departments/trades, management, outside contractors, etc.
  • Ability to operate an aerial lift at heights more than 50 feet
  • Basic knowledge of computer and software skills with Microsoft Office Suite and Computerized Maintenance Management System (CMMS) required, experience with Maximo preferred


CERTIFICATIONS/LICENSES/REGISTRATIONS

Must have a valid Nevada driver's license at time of appointment and must maintain during course of employment.

Ability to obtain an OSHA certification to operate forklifts, aerial lifts, scissor lifts, and other vehicles in the department

The individual must have the mobility to work in a typical engineering setting, e.g. in and around office buildings, commercial facilities, and/or exterior grounds that house electrical equipment and wiring, HVAC equipment, and plumbing fixtures including hot, cramped spaces such as electrical and mechanical equipment rooms. He/she must be able to walk, stand, kneel, crouch, climb, reach, balance and crawl, have dexterity of hands and feet. Must be able to move/lift up to 100 pounds. Must be able to distinguish color, size, shape and temperature; work in high, precarious places and in all climates. Must be able to wear personal protective equipment (PPE).

The individual must have the ability to use standard office equipment, including a computer; ability to read and distinguish color on printed materials and a computer screen; ability to hear ability to communicate in person, over the telephone and radio. Must be able to drive vehicle to various work locations.
