    Job Summary

    The purpose of this position is to assist in maintaining the infrastructure of the City's buildings and grounds. This is accomplished by performing routine maintenance, making repairs, and responding to emergency calls. Skills and knowledge in HVAC, electrical, plumbing, carpentry, hardware, and other trades are needed.

    Note: This position requires working a flexible schedule for inclement weather, special events, and on-call

    FLSA Status: Non-Exempt

    Examples of Duties

    • Troubleshooting HVAC systems;
    • Maintains heating and air systems by replacing filters, cleaning coils, changing capacitors, replacing motors, and belts;
    • Monitors and controls HVAC systems;
    • Troubleshooting electrical systems;
    • Completes electrical repairs by replacing switches, ballast, bulbs, and light fixtures;
    • Performs plumbing installations of water fountains, faucets, and sinks;
    • Perform plumbing repairs of flush valves, wash gaskets, and cut-off valves;
    • Repair and replace door hardware like closures, handles, and hinges;
    • Contacts and manages outside vendors when needed;
    • Manage work order systems;
    • Process invoices and reconcile purchase cards;
    • Perform other duties as assigned.


    Minimum Qualifications

    Education and Experience:
    • High school graduation or GED supplemented with courses in building trades (diploma, degree, and/or certifications in building trades or related field preferred); and
    • One year of experience in building maintenance and repair or building trades.
    OR
    • High school graduation or GED; and
    • Three years of experience in building maintenance and repair or building trades.
    REQUIRD KNOWLEDGE, SKILLS, AND ABILITIES:

    Knowledge of:
    • standard practices, materials, tools, and equipment used in HVAC, electrical, plumbing, carpentry, masonry, and related maintenance trades for building and grounds.
    • code requirements for buildings.
    • PPE and safety practices used in building and grounds maintenance.
    Skilled in:
    • the proper use and care of tools, materials, and equipment of the building and
      grounds trade.
    • interpreting blueprints and directions.
    • managing one's own time.
    • repairing and maintaining equipment.
    • adjusting actions in relation to others' actions.
    • using logic and reasoning to identify the strengths and weaknesses of
      alternative solutions, conclusions, or approaches to problems.
    Ability to:
    • work from sketches, drawings, plans, blueprints, or specifications.
    • estimate needed materials and time required for various jobs.
    • learn operating details and procedures involved in performing a variety of manual tasks.
    • understand and follow oral and written instructions.
    • perform heavy manual labor over extended periods of time.
    • work in a variety of weather conditions with exposure to the outdoor elements.
    • maintain effective working relationships with employees, contractors, equipment suppliers, manufacturers, sales representatives, and the general public.
    • use judgment and initiative to complete assigned work with a minimum of supervision.
    • work cooperatively with City officials, other employees, and the general public.
    • work safely without presenting a direct threat to self or others.
    • meet mental and physical demands of the job.


    Special Requirements

    • Valid N.C. Driver's License and an acceptable driving record.
