Land Acquisition Specialist

Summary

A growing residential homebuilder in the Charleston market is seeking a driven, entrepreneurial Land Acquisition Specialist to help identify, source, and evaluate new residential development opportunities.

This is a hands-on role for someone who enjoys being in the market, building relationships, uncovering off-market opportunities, and understanding the numbers behind a good land deal.

What You'll Do:

• Identify vacant land, infill opportunities, teardown properties, and development sites.
• Prospect directly with landowners, brokers, and other local contacts to generate off-market opportunities.
• Research parcel data, zoning, GIS, utilities, flood zones, and entitlement considerations.
• Prepare preliminary acquisition proformas, yield analyses, and due diligence packages.
• Build and manage a pipeline of potential acquisitions across the greater Charleston market.

What We're Looking For:

• 3–5 years of experience in land acquisition, residential development, homebuilding, or related real estate.
• A demonstrated ability to prospect, generate leads, and build relationships.
• Comfortable interpreting parcel maps, plats, GIS data, and basic site plans.
• Strong Excel skills and an analytical mindset.
• Active South Carolina Real Estate Sales Associate License required.
• Self-starter with a competitive, entrepreneurial mindset and willingness to spend significant time in the field.
