    Job Summary

    The Surveillance Technician will complete required education and training for all contractor-provided BAS operators. Training must meet OEM standards for Johnson Controls, Honeywell, or TAC/Schneider systems.

    Responsibilities include monitoring Building Automation Systems 24/7, 365 days per year; assisting with facility communications such as emergency radio communications, two-way radios, emails, office phones, and work order requests; and maintaining detailed shift log documentation. The technician will review and record animal room temperature and humidity readings bi-hourly, maintain hourly rotating walking tours of buildings, and maintain suite pressure logs, reporting any deficiencies as required. The technician will respond to alarms and equipment failures in accordance with alarm messages, including contacting end users/POCs, on-call duty personnel, the security office, 911 operators, or FMO supervisors for additional guidance. The technician will also maintain all mandatory and assigned training requirements and relocate refrigeration equipment during after-hours equipment failures.

    Primary Job Functions

    • Maintain hardware and software; diagnose issues with directly and indirectly related mechanical equipment; program the sequence of operations, user graphics, control setpoints, and alarms; and provide repairs and solutions for all alarms generated by the building automation systems.
    • The BAS System Operators are responsible for building-wide controls planning, networking, and coordination with other government entities and/or construction contractors responsible for adding or modifying controls components to the building(s).
    • The operators shall be able to communicate technical material to a non-technical audience and have knowledge of control theory and HVAC systems.
    • Operator shall ensure that each facility's Building Automation system generates an activity log for every action performed on the system. Operators should maintain daily logs generated electronically by each facility's BAS. Each log shall, at a minimum, include, but not be limited to, all actions, changes, and logins initiated by all users. Operates the Utility Management Control System (Building Automation System) and related Pneumatic Controls, to include all components within all DDC control panels, all associated components and devices installed on equipment or part of an integrated system, to include local area networks and all system communication conductors and terminations.

    Essential Duties and Responsibilities

    • Assists staff technicians in monitoring and analyzing the proper operation of the HVAC system (heating, cooling, and airflow throughout the hospital).
    • Reports abnormal building system conditions to the appropriate supervisor or trade lead. Responsible for the application of various regulations, operating instructions, plans, procedures, recall rosters, and emergency notifications
    • Monitors all centrally monitored alarm systems that track power availability, temperature controls, and pressure requirements. Takes the appropriate action necessary when abnormal or alarm conditions occur. Monitor and operate the Building Management System (BMS) to ensure optimal performance.
    • Perform regular inspections and maintenance tasks for HVAC, lighting, and other building systems. Troubleshoot and resolve system alarms and faults promptly. Analyze BMS data to identify trends and optimize system performance. Coordinate with maintenance and engineering teams for any repairs or upgrades.
    • Document all maintenance activities and system updates. Ensure compliance with safety and environmental regulations. Provide technical support and guidance to staff and building occupants.
    • Other duties as assigned.

    Education, Experience and Certification

    • REQUIRED: High School Diploma.
    • REQUIRED: 1+ year experience with computerized maintenance management system (CMMS) software.
    • PREFFERED: Certifications or Technical trade school certificate are desired.

    Working Conditions

    • Must be able to lift 50 lbs., squat, bend, stoop, and kneel for short periods, climb a ladder, stand for long periods of time, and perform constant arm extensions.
    • Occasional exposure to elements such as heat, cold, noise, dust, dirt, chemicals, but none to the point of being disagreeable. May involve minor safety hazards, with likely results of cuts, bruises, etc.

    Knowledge, Skills, and Abilities

    • Strong attention to detail and organizational skills.
    • Excellent oral and written communication skills, data analysis, and technical documentation to meet regulatory compliance.
    • Knowledge of computer software programs, including Word, Excel, PowerPoint, and Outlook, is required.
    • Must be able to pass a local background check and can obtain and maintain NAC/LAC clearance after hire.
