Duties, Functions and Responsibilities Essential duties and functions, pursuant to the Americans with Disabilities Act, may include the following. Other related duties may be assigned. Coordinates and supervises the activities of skill craft positions including plumbing, electrical, Heating Ventilation Air Conditioning ( HVAC ), etc., involved in minor construction, building maintenance, and related activities as well as the activities of Building and Grounds (or Custodial) staff or program. Responds to occupant needs and ensures that administrative, building, technical, and custodial staff resolves problems. Ensures that all services provided to properties are in compliance with City of Austin ( COA ) and Building Services policies, procedures, regulations, contractual obligations, and standards. Conducts periodic property inspections, recommending and/or approving alterations, maintenance, and reconditioning. Contracts for and supervises vendor services as required. Serves as primary contact with occupant department specific points of contact (SPOCs) and Building Services senior management. Develops, controls, and monitors annual budgets for operating and capital expenses, forecasting management plans, and preparing monthly performance. Evaluates the effectiveness and efficiency of programs, properties, and projects. Develops and recommends short- and long-range plans. Coordinates activities with other divisions and sections.
